Document. Organize. Escalate when expertise is required.
SSI documents observable conditions and available facility information, then organizes those findings into the facility record and capital plan. When specialized technical judgment is required, SSI coordinates the appropriate qualified specialist and incorporates those findings into the owner’s plan.
1. Direct SSI assessment
SSI visually evaluates appropriate accessible facility and site assets — pavement, concrete, drainage, exterior conditions, site infrastructure, accessible major assets, and general observable conditions.
2. Asset inventory & existing information
For major building systems and equipment, SSI organizes asset type, manufacturer/model where available, approximate age, service history, existing inspection reports, maintenance history, warranties, known deficiencies, and replacement history.
3. Specialist / vendor input
Where technical expertise is required, SSI incorporates information from HVAC contractors, roof specialists, fire-protection vendors, elevator vendors, engineers, architects, licensed inspectors, and other appropriate technical professionals.
A standard Baseline Facility Assessment & Capital Plan is not a comprehensive engineering Facility Condition Assessment. Equipment is not dismantled or performance-tested unless a separately scoped specialist review is arranged.
