Common questions about working with Stag

SSI does not perform repairs, sell contractor work, or accept contractor or specialist referral fees tied to recommended work. SSI does not mark up third-party professional fees. We don’t sell the repair — we help you decide what needs to happen and manage the process on your behalf.

What does SSI actually do?
SSI is an outsourced owner-side facilities and capital management team. Baseline assessment builds the facility record and capital plan. An optional Management Program keeps it current. When capital work moves, Project Oversight or Full Project Management — including competitive procurement — gets the work done and updates the record.
What does the Management Program do month to month?
Keep the capital plan and open items current, run the compliance calendar and certificate follow-through, coordinate specialists when needed, prepare upcoming projects, report to management or the board on an agreed cadence, and capture actual costs and closeout records as work completes. It does not replace day-to-day maintenance staff or promise a full re-inspection of every asset every year.
Can we hire SSI only to get contractor bids?
No. Competitive procurement is included as the front end of Project Oversight or Full Project Management — not as a standalone bid-shopping service. Project engagements include a minimum initiation fee for that pre-construction work; if the project proceeds, it is credited toward the project fee.
What is the difference between Project Oversight and Full Project Management?
Both include competitive procurement. Oversight: after award, your team manages day-to-day while SSI monitors, reviews commercial items, documents, and escalates. Full PM: SSI also actively manages the owner’s side — meetings, action items, schedule/budget coordination. Contractors still run construction; the owner retains final approvals.
Why not just buy facilities-management software?
Software stores information. SSI builds the baseline, keeps the plan current, coordinates compliance and specialists, runs competitive procurement inside project engagements, and provides owner-side project oversight or management — the operating capacity most organizations lack, not another login.
Do you replace our facilities manager?
No. SSI adds owner-side management capacity. Organizations without dedicated facilities staff use SSI as their outsourced team. Organizations with maintenance staff or a Facilities Director get bandwidth for capital planning, records, compliance, and projects.
Are specialist and engineering fees included?
Not in standard SSI fees unless expressly stated. Preferred structure: the client contracts directly with the specialist. SSI coordinates and incorporates findings. SSI does not mark up third-party professional fees.
What does the baseline assessment cost?
Starting at $4,495 as a one-time baseline engagement. Final pricing depends on property size, complexity, records available, and travel. It is not priced as an annual assessment product.
What does Stag actually do?
Stag acts as your outsourced facilities and capital projects team on the owner’s side. We establish a Baseline Facility Assessment & Capital Plan, can remain as your Facilities & Capital Management Program, and when capital work moves we provide Project Oversight or Full Project Management — then update the facility record.
Are you an engineering firm or contractor?
No. Stag provides visual facility assessments, capital planning, compliance coordination, procurement inside project engagements, and owner-side project delivery. Engineering, architectural, and licensed inspections are performed by qualified third parties; we help identify and coordinate them when required.
What does a facility assessment cover?
The one-time Baseline Facility Assessment & Capital Plan documents major assets an owner has to fund. SSI combines direct visual review of appropriate accessible assets, existing records for major systems, and specialist or vendor input where needed. It is not a comprehensive engineering Facility Condition Assessment.
How is this different from a facility condition assessment or reserve study?
Traditional FCAs and reserve studies are valuable periodic snapshots. Stag is an ongoing owner-side function: the Baseline establishes the record; Management keeps it current; projects execute when work moves; updates capture actuals. The facility and capital plan stay current as conditions change and work is completed.
Do you perform the inspections required by code or our insurer?
No. Stag does not perform licensed or code-required inspections. Under the Management Program we maintain the inspection calendar, coordinate qualified providers, organize certificates and reports, and track corrective actions.
Can you help with insurance inspection findings?
Yes. We can organize findings, track remediation, collect supporting records, and prepare a response package for the owner to submit through their broker or carrier. Stag is not a broker, adjuster, attorney, or coverage advisor.
